Will the byelaws of Jamuna Apartments make the residents slave of………….?

As per the byelaws earlier floated by Jaumna Apartments/Developers, there seem to be certain controversial provisions. It is learnt that the proposed byelaws were earlier rejected by the SDM Kharar:-

  • ·         Is Temple included in the jurisdiction of the Society/Board? The builder or his family member will have sole right over the temple. Has the society/board gifted the land to the builder for the temple? Does the land of Jamuna Apartment belong to the builder or the society?

  • Once the flat is purchased, the builder won't be responsible for any repairs/damages. What about the manufacturing defects? Why should builder not get these rectified? It is well-known fact that Tower A-1 and many other towers have lots of manufacturing defects and its residents are suffering terribly. No one listens to them. They find their life-earned savings to buy the Jamuna Apartments a waste.

  • ·         Society/Board can take loans. Who will repay these loans? This money will be fleeced from the pockets of the residents.

  • ·         Ownership of the roof will remain with the builder. Why? Why cannot the Society/residents be the owners of the roof? Builder was the owner of the roof before the formation of the society. Now the roof has to be owned by the society/residents. Our water supply tanks are situated on the roof.

  • ·         Each tower will elect/nominate one member of the Board. Why Nomination? Who will nominate?

  • ·         Builder/promoter will have life-long access in the society. What is the meaning of this point?
